Best time to go apartment hunting
I will start FT at a BB in late June.
I'm planning to live w/ a roommate but we weren't sure when to start calling agents/ brokers since most of the apartments are only available immediately.
Do ppl mostly start the apartment search in late spring?

IMHO if you are starting at the end of june it would be best to aim for a june 1st or june 15th move in to give you some time to get acclimated and take care of any last minute things. Personally I would go for the june 1st. Don't bother starting anytime before may 1st as brokers are still trying to get leases signed for may 1st and may 15th at that point.
Anyone have experiences with banks that start the analyst program with a training session not in NYC?
Are landlords/brokers usually okay with this? Allowing maybe one or two roomates to move in early and waive the rent for the third for the time being?
From my experiences, its usually a package deal. If only 2 of the 3 roommates move in, you will still owe a full months rent. Now -- these are private transactions, so you can certainly attempt to negotiate with the landlord, but I think precedent would be in the landlord's favor.

Brokers don't respond to emails in the first place ... if you want to get something done, pick up the phone. And you'll get laughed at if you try to open negotiations six months in advance.

Exactly. And check out sites like Street Easy, as sometimes you can find places that are no-fee (saving you anywhere from $2,000 - $4,000).
Also, talk to alumni that you know who may be in the process of finishing up their analyst jobs. My friends that got the best deals on apartments both in terms of rent and quality got them directly after alums moved out. That way, you can avoid a brokers fee and, presumably, the apartment is better quality than some random Craigslist find, considering your friends have tolerated spending two years living in it.
ya brokers are whack but i know a cool one that i can get you in contact with, he was very non bullshit with us and told us we could throw in a lower offer price and prolly get it since the market was hurting etcetc

When does one start looking for an apartment as a 1st year? I am finishing up my senior year and want to know when its common to start looking and putting down money on an apartment to rent.

The market seems most saturated in May / June when all the old leases expire and come on the market again. Very hard to find good deals in such an environment though. If you can toughen it out to later months vis-a-vis later start dates or crashing at your friends until September / October then some gems come up

Title, and how much should I expect to pay. How far realistically should I live from the office, etc. For more color, the office is in the Financial District.
Definitely recommend NYU housing - a ton of intern live there over the summer. Besides that, It's hard to book a short term lease in advance. You may have some luck with AirBnB. For context in terms of prices, a 2 furnished bedroom in Manhattan is ~6k-7k
If you can land an apartment in the financial district you'll have a better situation than most. I'm assuming you're at GS or DB, either way it'll be an easy commute to the office, and quiet on your weekends off if you're looking for that. All the buildings are nice and new, and not walkups.
Not as ideal for going out as NYU dorms, but that's about all the dorms have going for them. Sucks being in that area after a late night at the office also. Much easier cab ride home after a night out than if you lived in Hell's Kitchen, the UES or UWS.
I'd say if you could find a place down there to split with someone it would cost you ~6k each for the summer. Not really sure when exactly you'd be able to sign a place though.

I will be working as a SA this summer at an investment bank in Midtown. Looking for an apartment and have pretty much ruled out NYU and other dorms (1-3 Bedroom, still not 100% sure).
For people who have gotten apartments in the past, at what time did you have a lease set up and what did you find to be the most successful methods of finding a short term sublet? I have heard Craig's list and a few other sites are the best and have started perusing them, but was wondering if there's a better option. I'm not looking to spend a ton of money, but would pay a little more for location/quality.

The New Yorker has a program for summer analysts (34th and 8th). You can quickly take the E train to anywhere in Midtown. My guess though is since when you sign 1 year leases it is usually a month in advance so this might be similar case for 1-3 month lease, but I am not sure. Best bet would be craigslist as most of these wont be going through real estate brokers
Have you done the new yorker program before or know someone who has? I've never met anyone who did extended stay hotel
It wouldn't be a hotel room - there is a private company that runs summer housing at the New Yorker.
Re: timing, if you're using Craigslist, you're realistically going to have to wait until late April / May to get an apartment. Most listings on Craigslist are going to be immediate move in or in the near future.

For NYBits, the search is useful but I think it's more effective to use their list of property managers, go to those websites, and deal directly with them. Voila, no fee!

I'm going to be starting FT IB in July in New York, and I already have a housing group (myself and two friends). We've already started looking into apartments, but I'm not sure if people would be willing to lease to us yet, given our July start date.

Don't use a broker if you can avoid it.
Also, in JC and Hoboken, the protocol is that landlord pays one month, renter pays one month. Slightly kinder and gentler system.

Lease prices increase a lot over the summer, so the earlier you sign a lease, the cheaper your rent will be.
