There are none. Literally there isn't a single great property management company that I've ever come across.

There are firms that run extremely lean in terms of their opex budgets and overhead. There are firms that are great at compliance if you do any kind of subsidized/regulated housing. There are firms that run immaculate, spotless buildings without a word of complaint from tenants, but spend a fortune. There are firms who have amazing relationships with tenants, and ones that don't.

It's just not possible to be good at all those things at once, at an affordable cost. Not in such a low margin business. Property management companies are always understaffed because their fee isn't related to overhead so there's always just a few too few PMs.

 

Not to mention that if you excel in property management, you're not going to stay in property management, or at least your role, long. A badass property manager will move to another company that will overpay him or her or they'll move on to regional. A great regional will get grabbed by someone doing 1st party or transition to asset manager. The people who stay in property management are unfortunately either young (so inexperienced) or terrible.
