So I'm at a company that is the controlling partner is several co-gp projects. Clearly we have the capital and infrastructure(30 person company), and we are using the minority partner to source deals they bring to us and capitalize them.
1) Does anyone know a good place to find more of these deals, or people looking for small 1-5 million in equity capital. We also syndicate our own LP investments. Do people source through conferences, hitting the pavement, other? I'm used to a more institutional level of LP investment and being the sole GP in out investments, so any help would be appreciated.
2) How are people structuring these deals? I have infront a me a deal that went sideways that have to implement a budget tracking model for. Honestly the split is crazy and a pain in the ass to model, it's not like a standard pro-rata split or anything. In the future I would like to not have to structure it where the one party pays the construction loan interest, and another get a fee if we can get a loan over x amount.
