Looking to buy rentals outside of my home city as it is way overpriced. As it's been mentioned in other threads, the average family in Anytown, USA will pay rent forever and rental SFR is becoming more and more popular. I don't mind managing minor improvements at the onset and plan to hire a property manager. Looking at roofstock, homeunion and other turn-key brokers, I am mostly unimpressed as the cap rates aren't the best. Ideally I'd like to find something where I can look into pop. growth, appreciation, crime rates, etc. Anyone found anything that's useful?

Thanks for the suggestions, but I don't think that they address my question. Really looking for good data resources to identify trends. There have to be some out there that are robust considering that there are even amazing resources for fantasy sports.
