Hello - does anyone have recommendations for books/materials on capital raising and advanced fund/JV structuring (or even structuring syndications) relevant to CRE? I have read a few books on this, but most seem to be pretty elementary and was hoping to learn some more advanced techniques/practices? Any help on this front would be much appreciated. Thanks.

So, I have been in RE and Construction for the last 20 years. I understand both very well. Trying to start a capital raising business for developers and operators BUT have no experience within the finance industry even though I have an undergrad in finance. Does anyone have any books or training programs that can help me put together this type of business? Mostly looking for forms and legal agreements.

Hi everyone! I am interested in starting an offshore hedge fund. The problem for me is that I, except from my education (still attending a university where I am studying business and economics), have no real experience. However, I have invested and traded on my own and I have recently developed a really interesting investment strategy. It is a quantitative investment strategy which I figure might help a bit due to my complete lack of experience. Previously we were raising money through our private client list, but lately we been approached by several placement agents that like our portfolio and acquisition criteria. I know typically fees vary anywhere from 5%-7%. How are the fees structured? Some of them are asking for an upfront retention fee and they are relatively hefty. Is this normal? We don't want to throw money at them and they end up not being successful. Or is the norm that they just collect when they are successful? Anyone here have experience as a placement agent or worked with one? Thanks.

Hi All, I'm an individual investor/trader with no formal financial background. I come from the software engineering world, but I do have a passion for capital markets and have been exploring trading ideas since late 2007. I was fortunate enough to discover an arbitrage trading anomaly that doesn't require HFT front of book management, and works "OK" with a typical discount brokers commissions. However, I am not completely satisfied (not making $$$ hand over fist). The anomaly has much more potential, and I not enough working capital. I can see other larger participants extracting from the anomaly, so I am also concerned that overtime the anomaly pool will begin to dry up as more participants discover similar strategies.

Hello fellow monkeys- I've been lurking around the forums for quite some time now. I must admit, I was a little disappointed to see there is no Real Estate specific forum- and I really think that should change. I'd be happy to help moderate or contribute in any way. I recently entered the institutional space, coming from a real estate asset level / private background and an "outside the box" type of pedigree compared to what you would typically find at your average shop on the Street.

Our fund needs some limited partners or some co-investors for a deal we want to get ourselves involved in. However, we are lacking some equity investors. Of course, we could go to institutional investors or pension funds, or even a capital raising firm/IB to do it for us; but we are looking for individuals that would like to be investors with us, since we want to personally investment in this investment. Hi all I'm working for a small developer as an analyst in the DFW area and are having some trouble raising the capital needed to secure the land. Thus far we have only raised enough equity to pay for half of the land's asking price. We are still looking at traditional commercial banks, financial intermediaries, and potentially some private equity and real estate I banking guys to help us raise the capital needed to break ground and get the project rolling. Hey guys, I have been lurking on here for a while, and this is my first post. I have two internship offers this fall ( couldn't find anything spectacular). There both at BB in PWM. I really can't decide which one would be more beneficial or rewarding, and was hoping to get some input. The first internship would be me working under management. The financial advisers essentially would be our clients. I was told I would be putting on events, and would help scheduling conferences. I am not 100% sure what this would entail. The second internship would be working with a team of financial advisers, helping with powerpoints, some excel work, and word. No cold calling. The prospects would essentially be our clients.

Can a business with commercial real estate producing cash flows raise equity capital based off an asset valuation (much higher than the valuation based off cash flows)? Say the properties are entirely paid off and there is no debt on the bs. Would a PE group ever get into an investment like this? (if they can get the business to agree not to take on any debt for a certain amount of time)?

Hello All, I've been working for an emerging manager in the LitFinance space for over 5 months now and I raise capital on the west coast where I speak with SFOs/MFOs as our fund offers a great income component between settlements which seems to attract this investor group. Everyone talks about IBD, but I'm having trouble finding the "official" division within a I-bank that focuses entirely on deal sourcing (for roll-ups, turnarounds, or strategic acquisitions) and capital raising (finding interested sponsors like PE funds, hedge funds, etc). So a career focused not only on the ability to critique the financial worthiness of an opportunity (due diligence), but also dependent upon the contacts you have and the relationships you build.
