Hello, Has anyone had experience with a structuring promoted interest waterfall for a development deal with no planned exit. The developer builds and owns their projects for the long term and planning to bring on a JV equity partner with the same long term hold strategy. I have only dealt with deals in which sponsor earns promote at exit. I am contemplating a promote based on stabilized yield on cost with multiple tiers. I would be grateful if anyone could provide examples of what they've seen/worked on. Thank you

In your experience, whats the minimum deal size that PE Funds begin to deploy capital in RE acquisitions? Would you agree anything under $50M is too small and a playing field they bypass all together? I know the Blackstones & Brookfields of the world focus above $100M, what about the smaller PE funds?

I just started with a MM PERE firm - which is a dream job of mine. Hi, guys. Currently working within real estate investment banking boutique in New York (capital raising, financing, large portfolio and note sales) and am considering an offer to move to the buy side world. Real estate private equity certainly has its allure, but the company I am looking at would require me to re-locate to Charlotte, Atlanta or Dallas. Anyone have a good idea on what both base salary and bonus structure would look like for a Senior Associate / Junior VP role within any of these cities in a real estate buy-side role? I have found a lot of PERE pay data but it is mostly for jobs

Hello, Hoping to get some advice on my next career move here. I am 27 years old and have been working at a boutique real estate brokerage in Toronto since I graduated. My business has pretty much strictly been land deals, and although this has been a decent experience at first, I've developed a interest in the investment side of real estate.
