CMBS Loan Sizing
Hey,
I'm starting to network with prospective employers and have heard people refer to loan sizing. Does this basically entail? 1. historical financials 2. rent roll analysis 3. term sheets
Any help is greatly appreciated and thanks!
Loan sizing refers to the loan to value (LTV) ratio where the size is how much loan the lender is able to give the borrower related to the value. Valuation is usually done by an appraiser where are several methods to arrive at your final valuation. What you described is more related to the debt service coverage ratio (DSCR) where you analyze the property's historicals and try to figure out what level of debt payment the property's net cash flow can cover with a margin of safety
