Need Help Formulating RE Strategy

Looking for a bit of guidance/help with putting together a relatively basic strategy for my partners and I.

Our idea is to park money in real estate and then leverage the real estate portfolio when we spot good opportunities to deploy our cash in the IS PE deals. As we all learned in Starcraft, it's never good to be sitting on undeployed resources.

Since liquidity and stability are our two priorities with this portfolio, are there any specific strategies you guys would recommend looking into? We just need to ensure when shit hits the fan and a gorgeous opportunity pops up...we have capital ready to jump on opportunities.

Also, is there a way to essentially guarantee a bank will let us leverage our portfolio when the time comes regardless of macroeconomic conditions? The only thing I can think of is maximizing equity in so banks are very comfortable with lending against the assets when the time comes.

If it matters, we have around $6M - $8M USD we're OK with deploying into this so doing big commercial deals is probably out of the realm of possibility for us. Prefer to buy in Salt Lake City if it matters!
