Real Estate Development Analyst Salary

I work in Phoenix, starting to become a relatively HCOL of City.

I am trying to gauge what is typical for a development analyst to make. I feel like I've seen some opportunities that are significantly higher ($90K+)  than I saw a year ago.

Curious to see what is a Fair Base + Bonus

Also curious to see what the jump from Development Analyst to Associate looks like in salary.

New grad here, starting fulltime as an analyst at a smaller development firm in a secondary SE market (LCOL) mid-july. My final offer was 70k + 15-20% EOY bonus depending on performance.

I found it really difficult to gauge on starting salaries in development when I was recruiting because it varies so much firm to firm and market to market. Had friends land higher offers at even smaller shops than mine and friends land super low offers from much more "prestigious" shops in HCOL markets.

I am an acquisitions analyst at a national development shop in a tier 1 HCOL city (2nd tier firm - not Hines, TCC, Tishman, Lendlease, Etc...), year 3 in the industry, 2nd at firm and my base is $120k and bonus was $30k last year (30% of previous salary).
