Real Estate M&A Interview Tips?

Currently a sophomore at a non-target, I have a first round with an EB in its Real Estate M&A Group and wanted to see if anybody has gone through a similar interview or has any general tips on what to expect. Any help is greatly appreciated!

At sophomore level, you will probably not get too much real estate specific stuff. It will more so be standard IB questions. But in case you do get RE questions see below:

  • Know what a cap rate is
  • Know the key trading metrics for public REITs and which REITs are trading at higher multiples right now
  • Know what FFO is and how you calculate it
  • Know what a REIT is and how / why you might want to classify yourself as one (hint, it’s for tax purposes and has certain requirements around distributions to investors)
  • Read a few real estate articles and understand what’s going on broadly (large office buildings built pre 1980s are being punished, multifamily cap rates are insane, etc)
  • Be sure to do plenty of Kegels in the weeks leading up to the in-person interview, as a nurse will likely measure the circumference of your cock to make sure it is >2.5 inches (this has become standard practice at top tier RE shops)
  • Know how to walk through a real estate income statement (much simpler than a three statement model)
  • Know what NAV is and how to calculate it
 

No changes, other than maybe increase the amount of kegel exercises to prepare for the cock measuring portion of the interview
