Religious organization - utilize non-profit status for tax benefits in JV redevelopment

Hi All,

I was curious if anyone had any experience in utilize tax benefits for non-profit entities?  We have just entered into a JV Agreement to redevelop a Church (the Church is contributing into the equity as an LP).

Does anyone have experience with utilizing the Church's tax benefits for the new project in this case? Can the Venture claim any of the non-profit benefits with the Church being a part owner of the new project? 

Any input from experience would be appreciated.
