Sell retail property?
My firm has a small retail property in a good area. Rents have been consistently paid even through COVID but have not been rising much over the years. We have a chance to sell at a low 5 cap when market value is more like 6. The property has not appreciated much in the last 7 years because of static rents and falling cap rates for retail. Is it wise to sell and try to exchange into a better industrial/apartment property? Is there any hope for retail in the future? How hard is it to find exchange properties now? Thanks.
