IB vs. CRE brokerage (Inv sales/Cap markets)

I am a sophomore at an IB non-target (think UF, UGA, Wisco) interested in eventually working in CRE (REPE / RE Investment Group). My school has an IB Prep Group that I am debating applying to. Why?

  1. Would the financial knowledge of IB benefit me more in an RE acquisition role vs. what I would learn working in brokerage if I know I want to be in RE long term. 

  2. I feel like if I joined the IB prep group I would be locking myself into IB early on (as IB recruitment is way sooner) but know their network is my best chance of getting a reputable bank.

  3. If I joined the IB group and got a summer analyst role but wanted to re-recruit to a top brokerage firm (for an entry level role) after a summer in IB how hard would it be

Hours, Comp, work life balance ect... are not a concern to me. I just want to put myself in the best position to learn and have plenty of exit ops in the RE world.

If it’s the IB prep group I think it is I would apply. Do IB for a year or two then easily switch to repe would be my advice.

 

1) brokerage way, way better for CRE. IB more optionality in case you realize CRE isn't for you.

2) you're not locking yourself into anything. Nobody cares in RE. If anything I actually think it would be an ok talking point (I wanted to work on deals blah blah) for an interviewer

3) not hard at all. Literally doesn't matter- in fact an IB SA gig would probably help you. The hard part is when does said top team in brokerage hire. Eastdil does a program but most of these teams are small, unique and local to their markets so they hire as needed and it might not line up with graduation. Also the market sucks.
