Case study test and my model

Hey monkeys,

I am in the process of going through the practice models that were posted on this forum.

I was able to model it out in under 45 minutes but took another 20 minutes to figure out how to format this better. (Trying to follow the rules)

Brief background, about 1.5 years out of UG, pursuing masters, and working at a lender as an UW analyst where I plug numbers into a model/work on due diligence. I do not get exposure to building a model out from scratch in my role, so I am preparing before I make the transition to development/repe.

Some questions for you all:

  • Are they expecting a person to build this out monthly then summarize it annually? It seems like it would be a time crunch if that was the case, or I could be slow with this.

Feel free to send comments/critiques my way. That would be super valuable as I am trying to learn to model better. Plus, I thought it would be good to throw this out there for people to compare their models.

Model looks okay overall, admittedly didn't spend a ton of time looking at it. It would tell me you have a basic understanding of how to model and would make me feel comfortable that you could learn more. 

Small pieces of feedback:

Specifically in your debt portion of the model you could add in more complexity to show further understanding, particularly if you're on the debt side already this should be a homerun area for you. Maybe something as simple as breaking out principal and interest is a good start and showing you clearly understand that this is an IO loan.

Aesthetically it's clean but disorganized, perhaps work on a structure that looks more efficient for reading and scanning over. This is something that if employers are deciding between you and another guy who did it right can be the difference.

For 45 minutes, this is pretty good. People know that 45 minutes are not enough to make a pretty model, so they just want something that's easy to read. Make simple -- no need to get fancy with the colors in the data table. That's time you can spend error checking. 

I would say make the outputs table more obvious. Put it at the top of the page or something with bold titles. That's the first thing someone will look at, so make it easy to find. 

 

FYI you might want to scrap the metadata off the files you've attached. Your personal info is displayed in the files and while I couldn't care less about your identity, I thought I'd let you know since I assume you'd prefer to stay anonymous.
