Long-Term Outlook for Multifamily Acquisition Analyst at REIT

I've seen some great threads regarding the experiences of those with knowledge of RE acquisitions, but I'd like to get some insight from those with direct experience with or exposure to multifamily acquisitions, particularly at a REIT. I apologize in advance if I missed any comments regarding this particular role within an existing thread.
Some background:
I work as a general analyst for an asset manager that sponsors a few different funds, including a couple of REITs (> $2B AUM). I'm considering transitioning into an acquisition analyst role, focusing on modeling multifamily acquisitions/dispositions (generally in primary/secondary markets in the U.S.) to grow our multifamily REIT. I would be traveling 30%-50% of the time for property tours and would also get involved in the Asset Management side of things. So it looks like main job responsibilities would be:
- Underwriting
- Property tours
- Asset management
- Ad hoc projects
- Sourcing deals (this would be further down the line)
Investor equity comes through the door at a steady pace, and we have a talented debt capital markets team with the ability to get deals financed creatively if need be. With that being said, ownership/upper management believes the multifamily REIT is poised to realize significant growth.
I'm wondering if anyone has direct experience with multifamily acquisitions/dispositions at the Analyst level and what the long-term pros/cons of this career path would be?
Also curious as to what some of the more common exit opportunities would be down the line?
Lastly, what do you think the future multifamily landscape looks like in the U.S.?
