For those with experience valuing real estate operating companies, what are some key considerations in your modeling and what’s the best way to vet/benchmark your assumptions? How do you decide on a appropriate multiple (or range of
multiples) on smaller EV deals?
Additionally, who are some of the active players in OpCo acquisitions?

OpCo meaning what? Property management arms and real estate related service businesses?
Or do you mean entity level investments into REITs / Company whose primary business is owning real estate?
They are very different and have different players
I was thinking in terms of companies whose main revenue streams come from fees, e.g development, management, etc
