Single-Family Development Project Modeling
I'm an intern (graduating in May) at a small Dallas real estate investment fund with mostly industrial, multifamily, and mixed-use under our belt right now, which have all primarily been modeled through ARGUS. All the modeling for the upcoming single-family thus far has just been done on Excel and works ...okay but obviously not super flexible with varying debt/equity scenarios and phased build-out. I don't have much experience with ARGUS and my asset manager doesn't have the capacity to go through it all with me... I want to impress them with either ARGUS certification, or ideally find a better software specifically for single-family development (as I'm trying to secure my full-time offer). Anyone had similar experiences/know of a better way to do things than ARGUS? Really appreciate any advice as it could help me not only right now but down the road as well.

This likely is not the answer you want to hear but I’ve worked on the modeling for several single family ground up developments on both the equity and development side of the equation and Excel gives you by far the most flexibility and adaptability.
As you alluded to before, this primarily is because of the need to model timing of construction and delivery of inventory (whether it is units individually or in phases) combined with exotic financing structures such as revolving lines of credit.
