Historical CAP rates
Can anyone recommend a source for finding national historical average CAP rates going back to the 1980s? I keep finding great graphs, but they all take me to NCRIEF which puts all the data behind a pay wall. Any recs will be most appreciated.
I can only find papers citing NCRIEF and RERC (whose data is pay-for, as well). One paper actually said that NCRIEF is the only source for cap rates going back to the 80's in the US. So you might be out of luck. I'm not sure how far back the CBRE cap rate reports go though, 5 years, 10 if you're lucky?
