I have an Excel version. It's pretty effing sweet. It's not the most flexible spreadsheet ever because accurate YM calculation requires a lot of entry of relevant data.

This is actually one of those documents that I feel would not be super helpful without someone giving a brief explanation first about a few aspects of the calculation. If my boss hadn't pointed out a few things before he gave it to me I would have 100% gotten YM calculations wrong. So I'd be worried that if someone tried using it without proper guidance that he/she would, well, eff up his/her life if trying to use it for work.
So with that, I'm 110% willing to share, but it's one of those things that's best shared via PM with me giving a 30 second explanation.

Had a quick question regarding setting up the calculation for prepayment penalty.
Here is the basic info:
CMBS loan funded 6/1/2007, 10 year term, 6/1/2017 maturity. Fully amortizing over 360 month from the get go.
The loan is open for prepay with no penalty the final 4 months, starting 2/1/2017.
When setting up the variables on the online Yield Maintenance Calculator, do I need to alter the term from 120 months to 116 to take into account the open prepay period? Or would it not matter for purposes of determining what the prepay penalty would look like if I prepaid the loan next month?

there is no prepay penality in the final 4 mos so what penalty are you referring to..your yield will drop depending on how soon the loan is prepaid...
You have to read your loan documents (because this is negotiable), but generally speaking, you pay YM through the full term.
Also, with CMBS, you generally have to defease the loan, you can't just pay the YM and be done. Will cost you a bit extra in legal and brokerage costs.
