Module 1: Introduction
This module introduces you to the course structure and the basic foundations of financial modeling for real estate investments
Module 2: Multifamily Modeling Basics
This module explains the basics of real estate modeling, such as reading a multifamily operating statement, forecasting that into cash flows, calculating the Cap Rate and IRR, and modeling for financing.
Module 3: Multi-Family Modeling – Value Add
In this module, we go over the value-add play by taking a property, renovating it, and increasing its value. We also cover renovation costs, forecasting cash flow, and much more.
Module 4: Multifamily Development Model
This module teaches you the ground-up real estate development strategy. It includes lease-up, development budget, forecasting development costs, construction financing, etc.
Module 5: Commercial Run Down
This module goes over the nuances of commercial real estate modeling. We explore financing, lease structures, tenant improvements, leasing commissions, etc.
Module 6: Waterfalls
This module teaches you how to add circuit breakers and error checks. We also teach you how to create the waterfall build showing returns to various stakeholders.
Module 7: Simple Multifamily Underwriting Test
In this module, we solve a simple multifamily underwriting modeling test using real-life OMs, pro forma models, and historical financials.
Module 8: Modeling Office Cash Flows Test
In this module, we teach you to model the 10-year cash flow of a large real-life office building. It includes calculating the IRR, equity multiple, and the 3, 5, and 10-year cash-on-cash return.
Module 9: Multifamily Acquisition Modeling Case
In this module, we'll analyze a multifamily investment case study. You'll build out cash flows and calculate returns (+ other metrics). It will enhance your skills in income statement forecasting, amortization schedules, sensitivity tables, and formatting, among many others.
Module 10: Development Modeling Case
In this module, we analyze a potential office development case study. You will be building a model that potential investors will use to decide whether to commit to the project. The models are built from scratch to make sure you can do the same on your own in the interview and on the job.
Module 11: NY Office Metrics Case
In this module, we go through a case study of a commercial NYC office. You will calculate Weighted Average Lease Expiry (WALE), Passing Cap Rate at entry and exit, IRR, and build a sensitivity table.
Module 12: Office Lease-Up Case
In this module, we walk through a case study of a 115,000-square-foot office campus. We start with the rent roll and go all the way to calculating returns (+ cash flows) and presenting them.

Finally you'll get to the modeling, and you'll cover that in reasonable depth to understand what you're doing.
The course is well laid out with exams at the end of every module. The files you keep from this are a great future reference if you ever forget how exactly to do something. One last thing that I found excellent: the instructor is not just an Excel instructor, but also clearly works in finance. This shows up in additional tips throughout the course on best practices and how best to present your models.
I've done Excel courses before like this but with no practice, so only little of what I learned actually stuck. Practice makes perfect so I'm gonna head back to that :D
However, despite this being of second nature to me, I decided to check out the WSO financial statement modeling course as part of the Elite Modeling package while planning my move to investment advisory. Needless to say, like the other WSO courses, this was a well-planned out course from which even a seasoned professional like me could take away a lot. Knowing various standards that are used in the finance and investment community helps to blend in with the pros.
