I am a fourth year student major in finance with residential real estate background of owning one rental property, did an internship as an analyst for six months at a company. My school does not have a real estate program. I am looking into acquisitions where I want to develop my skills and to eventually set out on my own to do syndication in multi family. I am looking for an analyst role to break in but I am not sure how. My grades aren't the best as my GPA is at 3. Hi guys, I currently work in Trading but have always had an interest in investing my money in real estate, which I would like to start doing soon. As I am trying to decide between different strategies (buying and flipping, buying and renting, getting a mortgage, buying and then renting, etc.), I was wondering if any of you would be able to help me with a few articles / books / forums to learn more about the topic. I am looking to buy an investment property, most likely a single family rental, and have no experience in doing so. Is there anyone out there with insight to the following topics/questions? 1.) Leasing - What are your experiences with leasing agents versus doing it yourself? From what I've read, paying out 1 month of rent is a common fee for these arrangements. What are the pros and cons of both beyond time saved and paying out the search fee to a leasing agent? 2.) Property Management / Rent Collection - Are property management companies worth the fee? With the onslaught of Hurricane Florence, I'm interested in learning about if anyone has invested in real estate (single family, multi or any other product type) after a natural disaster. I've known the crowdfunding firm Fundrise for a while now, but never really looked into it: https://fundrise.com/ Basically you go to their website, select a deal you like, and invest cash ($5,000 minimum), without physically meeting the sponsor/operator/developer. It's like buying stocks online but in this case you are buying a piece of real estate. Anyone has any experience investing with them? Thoughts on thier busines model?

In order to make good RE investments (either equity or debt), it requires a deep knowledge about the market, or even a particular asset class in a particular market, and a strong network for deals sourcing and property turnaround. So I am wondering how REPE and RE firms invest in international markets. Especially REPE firms, which do opportunistic investments, I do not really understand how they can do that (mostly because of the size of the investment size ~ $50M - $200M and they have to invest in many different markets/countries because in a single market, there are not many opportunities to generate 25% IRR for a period of 4-5 years).

Does anyone use apps on their phone/tablet to model cash flows and returns for rental properties (i.e. SFRs and condos)? I currently have an excel model I use to project out cash flows and returns, but would like to have something I can update live through my phone or tablet when I'm touring a property. Are there any apps out there that can accomplish this?
