I had super days at other banks, so I had the recruiter reach out to me at first. I explained the situation to her and she expedited my interview process, I applied directly to the real estate brokerage inside if the Investment Bank. The first round consisted of 30 minutes of technicals and 15 minutes of behavioral with property level questions (Walk me through an NOI, two identical properties why's one worth more, what's the discount rate for a property etc.). The second round was then with a director he was running late so it was just a 20-minute conversational interview he didn't really ask anything other than tell me about yourself and anything else I should know about you.
Interview Questions
What's the discount rate for a property (They mean an actual building, not a REIT). I was also asked follow up questions on why two identical neighboring buildings would be worth a different amount, they asked would you rather have longer or shorter term leases what's an ideal tenant.

I initially got the interview by reaching out to bankers through linkedIn. There was no online application available, and I was able to land it via employee referall.
The first round interview was mainly behavioral based. There were some technical questions, but they were basic such as DCF, 4 valuation methods, Basic Accounting Questions, and Equity Value vs Enterprise Value

The Most difficult parts of the interview process were energy specific questions. I was applying for a Houston position and I got specific questions about Energy valuation.

The interview was mostly pretty standard. They asked primarily behavioral questions such as walk me through your resume, why do you want to work at BMO, and then some more situationals such as how would you deal with team members who don't get along and how would you deal with it if one of your team members were not on board with your trade ideas or were making your process during a sale difficult. They also asked some questions about the markets such as asking me to describe what's going on right now and what is the economy going to look like in the near future.

I had to complete a phone screen with both fit and technical questions and then I had to attend a superday at the San Francisco office.
Interview Questions
One question that was a little weird was a question about markets. He asked what my favorite company was and I told him.

Aside from that I didn't expect to get asked about levered/unlevered beta but I was asked.

He didn't ask about strengths and weaknesses which I found to be a bit odd.

I was asked why I wanted to work at BMO and why at this particular location as well.

He also didn't ask about DCFs or about how the financial statements link together either.

I got more technicals than I expected.

First applied through my core school recruiting page. I actually messed up a part and had to email it in. First interview was in the room with an analyst who had a VP on the phone. Very technical. Asked high level LBO questions
Interview Questions
Most difficult questions for me were the accounting questions. They really knew how to throw curveballs to make sure that kids weren’t repeating answers from the book. I was also asked some pretty in depth valuation questions about how I did a certain project on my resume. I made it obvious that it was a small part of my resume, but we spent about 10 minutes on it anyway. At the end I got a pretty difficult brain teaser: You have a box of apples, a box of oranges and a box of both. There are labels on each, but all are incorrect. You can pull one fruit out of one box and correctly label the boxes.

Applied through school site after talking to a few analysts on the phone. Bank came to campus about a week later for first rounds and had half hour interview with MD.
Interview Questions
The interviewer asked a couple brain teasers that are pretty common but took me off guard. One was the two bucket question where you have to get one bucket to have exactly 2 gallons in it. The other was about having apples and oranges and sorting between three buckets so you know exactly what is in each bucket. They also asked questions about DCFs and LBOs but those were not too hard and relatively basic. Lastly, there were some basic behavioral questions about my resume, my background, and childhood.
