The Distressed Realty Fund I, LLC will purchase for cash two different kinds of distressed real estate at below market prices that will be repaired and rented or earn interest for the fund. The first kind of distressed real estate will be houses, condos, small apartment / commercial buildings. The second kind of distressed real estate will be tax certificates sold by county treasurers on properties when the property owner didn’t pay their property taxes on time. All purchased tax certificates are recorded in the buyers name as the first lien on the property title. Tax certificates are usually redeemed within a 1, 2 or 3 year time period that is set by each state’s laws.

The fund estimates it will pay all investors an approximate 1% income check per quarter which is approximately 4% income per year from received rents, earned interest and net profits. Each March 31st, the fund expects to also pay the investors a fifth income check for their 75% share of all net profits from all sold houses/properties during each business year that ends on December 31. The investment capital from sold houses/properties and redeemed tax certificates will be reinvested into other distressed real estate during the 8 to 10 year operating life of the fund.
