COMMERCIAL MORTGAGE LOAN SALES
Mission Capital regularly sells bulk loan portfolios and single loan assets collateralized by commercial real estate, land and condominium acquisition, development and construction loans. Since the beginning of the credit crunch, Mission has sold more than $3 billion of commercial mortgage loan sales. In fact, Mission has the best offered-to-closed ratio of any loan sale advisor because successful sales of loan portfolios require accurate upfront loan pricing. Mission Capital's in depth loan-by-loan pricing is based in part on our prolific actual comparable loan sale results and in part on our sophisticated proprietary analysis and cash flow modeling.

DIRECT-FROM-CMBS LOAN SALES
As noted in Merrill Lynch's "CMBS Weekly" in 5/1/08, "Mission Capital seems to be the most active loan sale advisor cooperating with the special servicers on the sale of troubled CMBS loans being sold directly from trust…By Merrill's count, Mission Capital Advisors has executed or is in the process of executing approximately $1.5 billion of note sales directly from CMBS trusts". This represents more direct-from-CMBS transactions than any other loan sale advisor. Selling loans from CMBS trusts requires a different and more complex set of contractual, procedural, NPV and legal analyses and considerations. Prudent special servicers use note sales as an active and proactive portfolio Asset Management tool to maximize CMBS returns and minimize losses to bond holders. The loan sale agreement we co-authored with Morgan Lewis and Bockius for the first large direct-from-CMBS portfolio sale in 2002 is used throughout the industry today.
