Interviewed with Rubenstein Partners in Philadelphia after a phone screen. Mix of analysts, associates, and senior-level professionals coming in for interviews for the superday. Interviews were conversational, but often prodded into my real estate knowledge (to be expected). Great office and really smart bunch
Interview Questions
Most difficult questions prodded at my knowledge of drivers of cap rate (i.e. what dictates cap rates in different property types, what is the order of property types from highest to lowest cap rate and why). Also some back of the envelope-type calculations (IRR, cash-on-cash, equity multiples, etc.). Everything was pretty typical of a real estate private equity interview, and I would say standard difficulty -- lots of qualitative questions getting to know me, my background, and my real estate spark.
