Interview Questions
How to calculate a cap rate, what that would mean from an investment perspective, what the return was on cash given a specific debt rating. How would I look at two buildings the same way and what would make them have different investment time horizons, different investment maturities, what could differ in their valuations. What’s the main driver of a net asset value model, how does that Flow down to free cash flow. What is your favorite asset class in real estate, what opportunities do you see there.

Recruited by third party recruiter. ARA is very keen on looking for sharp people with the right fit and skill set. Initially screened by recruiter then one week later got called by direct supervisor for the position. Got invited for an in-person interview with direct supervisor, then the team the position will be working with. Last and final super day interview rounds with MDs, EVPs, Associates, and HR. Even though it was a rigorous and thorough process that took over a month, all the interactions with executives and team members were pleasant and easy-going. The interview did get technical and challenging at times testing your financial/investment/economic knowledge.
Interview Questions
There were three aspects of the interview that stood out to me. One was the excel/modeling test... it was an hour but had 5 sizable case studies you have to work through. After I accepted they told me that the test is basically impossible to finish and it was just to put the candidate under pressure to see how they respond to it. The other technical questions were asked by the MD of strategy/research regarding interest rate effecting the firm's returns. It's not the initial questions that are hard, but the follow-up questions on why you think this or that will happen, etc.

Was connected through a school referral - on campus interview (about 45 minutes). Asked me primarily technical questions: dcf, valuation, accounting, etc. First 15 minutes were walk me through your resume. After that it was all technical, macro/market-facing questions.
