CRE Cap Rate Survey ( Better than CBRE )

Saw an interesting posting by someone about 'multifamily cap rates gut check' and thought to pulse the market participants about other asset classes i.e. would be interesting if you could share what you underwrite in this current-ever-changing market, preferably in the following format:

ASSET CLASS: say Hotel ( or retail, multi, industrial, senior housing etc )

MARKET: e.g. Tier 1 ( or T2, T3 or actual location DFW, NYC, LA etc )

GOING IN STABILISED CAP RATE: e.g. 6%

EXIT CAP RATE: e.g. 7.5%

HOLD: say 5 years ( or whatever )

NB: for the record, what's in the title ( ) is just a joke.
