Acqiusitions -first round interview

I am interviewing for an RE Acquisitions analyst role at a shop that invests across every asset classes but the role would be working with MF and hotels along with a decent amount of development work. What should I expect on the first round interview with someone pretty senior at the company / will I be expected to do a modeling test the first round? I have some experience modeling MF but know nothing about hotels...will they expect me to. Any tips greatly appreciated.

Not directly answering your question, but there are good videos about modeling hotels on Adventures in CRE. Know these terms: RevPAR, ADR, STR Report (pronounced “Star Report”), and HVS. A lot of the time a hotel brand (Marriott for example) is just like a property management company. They take a fee of the revenue stream (including F&B) and manage the asset. Lifestyle hotels can have a very substantial F&B operation- sometimes as high as 50% of their profits.

In my experience, any Excel test would be after the first round. First round should just be both sides feeling each other out, talking about your background, asking questions about the firm, etc. It wouldn't hurt to be prepared for one just in case, though.
