Networking Post-Undergrad in CRE

I am looking for advice on how to approach informal networking calls as an analyst/associate ~2-3 years out of undergrad. For context, I currently work in CRE Lending & Capital Markers at a large bank, but like many, would like to transition to an acquisitions role on the buy side.

My thought is to ask specific questions about the person’s role at the fund, strategies of the fund, their career path, market trends, etc. After this standard discussion, is it appropriate to mention that I am interested in working at their fund / inquire about upcoming hiring needs?

Any advice is appreciated, thanks!
