What would you do? Career advice

Current Senior at non target large state school studying Finance with a concentration in Real Estate. 3.3 Cum GPA 3.6 Major GPA. Should be able to get a 3.5 cum by graduation ( Fall 2020). Have 1 Commercial Real Estate Internship at a brokerage and 3 others non industry related. I have completed all 3 levels of REFM Real Estate Financial Modeling. Haven't had any luck so far landing a summer internship despite multiple applications and networking efforts.

Currently considering attending TAMU's MSRE in Spring of 2021 and hopefully land a role at a larger regional developer or a role as an investment analyst. Another option would be to take Cornell's online certificate in commercial real estate ($3600) as well as an ARGUS AE cert which seems to be around $1200 and using those certs to try and land a job in CRE, eventually getting a Masters down the line.

What would you do if you were in my shoes?

  1. "Cum" is a hilariously bad abbreviation for cumulative.

  2. Keep on your grind for internships. Reach out to alumni and literally everyone you can think of in your market. Maybe post your market here if you're comfortable with it. WSO offers resume review services too. If nothing else, see about going back to intern at that brokerage firm again.

  3. I am a MRED graduate and am very supportive of those type of programs, but I would caution against essentially going into one right from undergrad. You'll get so much more out of it if you work for even only a year (or in your case, a year and a half) full time before matriculating.

  4. Certificates, like Cornell's, are great for personal knowledge, but are not going to give your resume the boost that a degree program would. I would see if your undergrad has discounts for ARGUS though - school is a great time to study for and pass that one.

  5. Chill out a bit. I know it sounds counter-intuitive, but the real hunt for you is going to be the job hunt. Even if you don't get an internship this summer, you're far from screwed. I would even focus your networking efforts on full time employment specifically while adding a throwaway "I'm looking for an internship this summer too since I don't graduate until winter" in there at the end. That way, someone who isn't sure if they'll need someone for a December start date (since it's only January) may take a flier on you for an internship if they think there's a chance they might.

Thanks for the reply and valuable information. My market is Texas. Definitely trying to go the route of working a year or so before a MRED but seems like most jobs I apply for have 200+ applicants in the first few weeks. I was hoping the MRED would make me stand out and get my foot in the door.
