Let's Talk Walk Times to your Office
No, not from your house/apartment. I'm talking about when you actually get to the office. For example:
- You drive your car to your/another office. When you park in the garage, what is the longest distance you've seen to walk to the elevator lobby? 100 ft? 200 ft?
- You arrive in a lobby and walk to the elevator bank. Upon reaching your floor, what is the longest distance you've seen to walk from the elevators to your office? 300 ft? 500 ft?
This question is ideally positioned towards office developers/acquisitions guys (but does not exclude anyone with experience in one of the above) that have gotten to see a lot of different solutions to unique building core designs in relation to the overall building footprint.
For example, an "L-shaped" building with large floor plates that has a single core skewed on one specific side, creating a longer walk for anyone that is located/parked on the other end. This could create several unique problems in the form of safety, way-finding and general user experience.
Curious to see thoughts of how far is too far? Has anyone seen anything like this? Have you/your firm passed on a deal because of something funky like this? I am trying to anticipate ramifications of unique design features in terms of capital partners, tenants as well as accessibility.
