After applying I was contacted by the firm to set up a phone call interview. Limited technical questions in this round mainly fit. The final round was a 1-on-1 virtual interview where both fit and technical questions were used.
Interview Questions
I was given a number of real estate investments to analyze and choose the best of the bunch. Waling through my mental analysis with my interviewer. No question was unexpected but the most difficult questions were in-depth current market questions pertaining to opportunity zones. The firm also specializes in acquiring opportunistic properties surrounding the LA area and it was a crucial that I was aware if the market conditions. Other than that most questions were fairly straight forward fit questions.

Recruiter sent my resume, and scheduled a meeting with the team after they reviewed. Met with analyst to SVP at the firm. All very fit based questions. Nothing technical, which was surprising. They were very focused on macro views on the market and walking me through their process. I walked them through the life of a deal (think IS/Debt background). After that had some more calls with the team, and ultimately came back in to discuss more technical/micro level analysis. Walking through DCF and disposition analysis.
Interview Questions
They asked me to share my opinion on the stage of the cycle that we are in. Obviously a very loaded questions, and pointed towards the treasury market, among consumer demand and all that fun stuff. After, they asked about the micro level view on a property level and what creates a strong investment thesis. Didn't know the answer well to this... Then we got into the life of a deal, and they asked numerous questions pointed at what I was doing at my current job, and how my interests would be peaked given a career change. No specific case scenarios were asked.

Begins with two rounds of phone interview. First one is 2 on 1 and very general background. Second is more technical in nature. Last interview is super day with modeling test.
Interview Questions
The case study was probably the most challenging aspect. Case study is structured as if you are presenting to an investment committee. You are given a short (5 or 6 page) case and given 30 minutes to read and take notes. You are then expected to give a 30 minute presentation to a VP to give your recommendation on whether you should or should not do the deal. Asked to identify key risks and provide commentary on the market data that is presented. Presentation is probably 10 minutes of giving overview with the remaining structured more as a Q&A.
