I want to be paid!

I am a freshman at a lower semi target around the city and I just got an offer for a summer internship at a boutique PE real estate firm. (It wasn’t handed to me or my parents knew someone, my parents have no idea what PE real estate even is) I am hesitant because on one hand, it seems like a great opportunity to get some real work experience and learn a lot about acquisitions and AM along with it helping for my sophomore year recruiting. (Its a small team, so I assume lots of learning opportunities). (I would live with some extended family in Brooklyn) But on the other hand, I live in around the DMV, and this feels like it could be my last summer at home seeing fam, friends, ect. I have another offer in the hometown but it is unfortunately in communications/opps and is not what I am looking for in my career trajectory. Opportunity one also is unsure about pay, I spoke to the guy hiring me and told me at the end of summer there could be pay (wasnt incredibly convincing), and I know enough to get something in writing before I agree, I have the partners #, is it ridiculous to ask if they could give me 10-15$ an hour? I am stuck deciding what to do and any insight would be appreciated.
