Resource Land Private Equity

I am looking at a company - out of Colorado that invests in resource land (minerals, farmland etc). AUM is around 500M if I had to guess. About 10 people working there, 3 partners and like 3 associates.

What are your thoughts on this type of PE gig? There is significant modeling before the land is purchased but there is not too much of a business to analyze afterwards (I think). I feel like I would be a real estate broker to a certain extent.

Another thing is that the gig is like a 2 or 3 years analyst role then I am out. I have another offer on the table and there I can pretty much stay forever (although it is in a different industry). I feel like I would be looking for a job again in 2 years which scares me.

If it is Resource Land Holdings and have interacted with these guys a few times. Very weird cultuure but they definitely know their investment niche. Not sure if it is the best experience depending the stage of your career. Also, their assets carry little risk as cash flows are pretty steady...i.e. an apple orchard doesn't have all that much risk over the holding period (often 10yrs+ for these guys).
