Anyone as a broker bring a developer a project then partner with them on it?

Hey guys,

I was speaking to a well known developer in NYC around a year ago. He said it was a good time for development and to look for deals then partner with a developer as a way to learn/get into the business. Has anyone done this as a broker and how did the situation play out? 

To me if you're a new broker, you're probably on a team and to do this type or arrangement you have to buy the land first on the side to protect yourself, but even then how would you go about this since it seems you're going behind your teams back to create this type of arrangement with the developer who could screw you over. 

Curious to hear what stories people have and how it went.
