Anyone familiar with AIPL Joy Gallery Sector 66 Gurgaon for commercial investment?

The project seems to offer a mix of retail shops, restaurants, cafés, and office spaces, and its location on Golf Course Extension Road looks promising because of the growing residential and corporate developments nearby.
I’m trying to understand whether it makes sense as a long-term investment or if there are better commercial projects in the same budget. I’m particularly interested in factors like expected rental demand, footfall, appreciation potential, and the reputation of the developer.
