Are the days of PDF IMs over?

Hi guys,

I'm mainly speaking from a CRE brokerage IS analyst's perspective, but happy to get opinions from both sides.

It used to be in the past decade or so that teasers, information memorandums and related marketing materials were done in PPT, then converted to PDF, sometimes even printed, then blasted off to investors.

Then we progressed on to more InDesign style of graphic design, which made everything look nicer and more aesthetically pleasing.

Now I would say we are in a period of time where everything is getting enabled by technology. Virtual 3d model flythroughs, QR-code style IMs are starting to become popular.

My boss has just mentioned that our department is lagging behind our competitors from a technological perspective (he just saw a virtual IM, "which was super cool, interactive maps, flythrough 3d model, key investment highlights and charts and data, the whole bag").

I won't say these are extremely novel and new tech but he did mention that we need to start looking into vendors/operators who provide this service or even hire someone to specially focus on this front.

What are your thoughts about this? On the brokerage front, does anyone know more about these vendors and has these methods proliferated your dept? On the investor front, do investors prefer everything to be more tech-enabled for ease of processing information?

My personal opinion is that the OMs and that other shit is for the client, it doesn't sell deals.  It's a nice bells and whistles type thing but I'm skeptical of the long term value proposition. 

My take from the principal side is that I want a comprehensive location overview with info on nearby job centers, new job announcements, new developments, retail, some aerials, maps, and some text in there I can steal for my IC memo that I don't entirely have to rewrite because it sounds like it was written by Guy Fieri describing wontons covered in donkey sauce or some shit.

I'll answer the title question rather than opine if more needs to be done with web based presentation of deals because that more of a cost/benefit discussion. BUT, PDF OM's should never go away because if I cannot physically put something on my Presidents desk its basically forgotten.

As for the investor preference side: I care about the data and when its in some fancy video or web presentation its harder for me to actual use it. As @Count_Chocula alluded to, I cant just give my principals a link to your OM if I'm looking for deal approval. I need to generate something and that something is sometimes a hacked up and modified version of your OM, don't make me re-create the wheel.
