Best ways to find landowner contact info
Hi guys,
Wanted to see what everyone does out there to get contacts of land you are looking to source. I’m on a full time dev team with 6-7 MF projects, so I don’t have the same capacity as a lot of the land acq guys out there but still would like to contribute. Currently we use a skip tracer, wanted to see what everyone else is doing to see if it’s more effective and optimal. Also, we don’t have a biz dev team anymore so for all of our future pipeline they are relying on our current deal teams. Most of the brokered deals we don’t compete on because we’re usually looking to JV and don’t provide the highest price. This makes me think hitting the off-market pool is the best way to build the pipeline.

I usually use LandVision, which is an easy way to look up the owner. Frequently have to dig deeper through LLCs and addresses to find the real owner.
This might be a dumb question but, where do you find the names of the LLC owners. Thanks in advance!
Typically just Google the LLC name and do some sleuthing of addresses, corporate offices etc. to figure out the real owner from there.
Hey there!
Based on the most helpful WSO content, there are a few strategies you can use to source landowner contacts for off-market deals.
Cold Calling: This is a tried and true method. It involves reaching out to owners in volume, over a long period of time, and making sure to follow up with those who are higher probability leads. It's a lot of work, but it can yield results.
Researching Property Records: This can help you find the true owners of the properties you're interested in. Once you have their names, you can find a number to call the principal or their representative. Believe it or not, Google searches of owners' names can sometimes be a winning strategy.
Using Software Solutions: There are software solutions out there that can help streamline this process. They can help you define a more targeted approach and make your hunting for off-market properties more efficient.
Adding Value: When you call, try to add value however you can. Nobody likes a "taker" attitude. If you have something to offer when you call, it can make the conversation more productive and increase your chances of success.
Remember, it's a numbers game. You might need to talk to 100 people to get 5 leads, and you might need 20 leads to get one deal. But with persistence and the right approach, you can find success. Good luck!

Set up a campsite (the more visible the better) and squat.
Wait for a cease and desist letter.
