Carlyle Operations

Just read an article about Carlyle developing a property in my area, which confused me because I always thought Carlyle functioned as an LP/Capital Allocator. Went on there website and saw that they list their operating expertise as one of their strengths. Does anyone have experience with Carlyle to affirm whether or not they actually operate their properties. 

 

They typically invest LP equity with local or National developers acting as the GP - that is for their opportunistic fund. They also have a Core+ fund that buys existing assets and repositions them and typically Carlyle AM will handle the execution strategy and hire a 3rd party property manager. This fund is probably where you are seeing operating expertise but depending on the wording it could just be more general as Carlyle hires a lot more people from Development and Owner/Operator shops than the typical investment banks that other large funds target

 

Can confirm at associate level Carlyle likes to hire Ivy League kids from no-name development and GP equity shops.
