CBRE Investment Sales Analyst
I saw that CBRE opened up an Investment Sales Analyst position for their Seattle office.
I was wondering if anyone has any insight (literally anything) on what team this might be on, what their office deal flow looks like hours, culture, comp, etc.
Based on the most helpful WSO content, here's what I can share about the Investment Sales Analyst position at CBRE, particularly in a major market like Seattle:
Team Structure: The team you might be on can vary, but typically, you'd start as an analyst doing underwriting, research, getting comps, and prepping offering memorandums (OMs). As you gain experience, you could move up to a Senior Analyst, where you're expected to begin adding more value.
Deal Flow: CBRE, being a top-tier firm, is likely to have a strong deal flow, especially in a bustling market like Seattle. You'd be looking at various types of properties and deals, which could range from retail to multifamily, depending on the focus of the Seattle office.
Hours: The hours in investment sales can be demanding, often mirroring those in other high-intensity areas of real estate and finance. Expect to put in long hours, including evenings and sometimes weekends, especially when you're working on closing deals.
Culture: CBRE is known for its professional environment. The culture can be competitive, but also collaborative, as you'll be working closely with a team. Networking and mentorship are important aspects of the culture at CBRE.
Compensation: While I don't have specific numbers, compensation typically includes a base salary plus a bonus structure. The bonus can be significant, depending on the deals you work on and the revenue they generate.
Remember, these insights are based on general information available from WSO discussions and may not reflect the exact specifics of the Seattle office. It's always a good idea to reach out to current or former employees on LinkedIn or through networking events for the most accurate and up-to-date information.

I just applied for an analyst role on an investment sales team at CBRE on the other side of the country. Had 3 interviews already. Check out some of the other threads but it’s a great place to start your career, especially given the current hiring market in real estate. You’ll be an underwriting expert and build great relationships. Also, look up their FCG group. That’s what you’ll be a part of.
OP here, thanks for this, do you mind if I shoot you a PM?
Sure go ahead
Worked there for two years as an analyst. Shoot me a PM
Retail team.
Can I message you?
Worked at CBRE on the capital markets team as a financial analyst and we had an investment analyst on our team.
The role typically operates as an analyst putting together the BOV and OMs. This includes market research, organizing/interpreting the DD material, writing tenant profiles and writing lease abstracts. Normally I've seen the investment analysts at CBRE not be fully involved in the underwriting process but depending on the team and how lean they operate, you could be doing the financial analysis as well.
That is good insight. Did you work in the Seattle office? Also, how "lean" was this team that you were on? I didn't know that some teams had a financial analyst and an investment sales analyst.
Serious question. Do brokerage analysts know that every serious buyer completely ignores their “underwriting?”
We do
Do you know that it's so butchered by the brokers by the time it makes it to the data room that it isnt even ours anymore?
Still have to analyze it fully especially when you're helping the broker on intial opinion of value and they communicate the UW and value to the owner to win the client. I'd argue UW is more critical before brokers get the listing as we're trying to flex our analysis and value etc
