Community Space

We are looking into a development right now in the NY Metro area with a significant community space. We are looking into a Charter School or Medical Complex. Does anyone know where we can best obtain comps and/or cap rates these facilities sell at. Brokers have not been much help, it appears that these transactions are few and far between.
