Data for Tenant Rep Brokers

Has anyone found any good databases for unearthing market-specific information that would help tenant rep brokers prospect demand rather than supply?

The idea is that CRE tools like CoStar and LoopNet do a great job of exposing supply, but they do not have the capability of depicting demand. Demand is easy to predict when you know things like lease expirations or the age and condition of the space relative to the financial standing of a potential client...

So I'm writing to ask if anyone knows of any places where this information can be discovered from the desk rather than in person. For example, Transunion TLOxp has a frighteningly accurate and in-depth amount of information available on individuals. You could piece together a pretty complete picture of someones financial standing this way. I would be interested to find out if there are companies tracking this kind of real estate data in a better way than say, CoStar.
