Industrial Land Dev Model

Looking for a good starting point on a land dev model for a potential phased in industrial play. We have a partner looking to develop a number of industrial properties on roughly 80 acres. The market demand is for roughly 30,000 - 60,000 sf buildings leased to one or two users so the initial thought would be to take this down in multiple phases with some BTS and some spec. We’re typically office/multi guys but hey who doesn’t want to dip their toes into some industrial these days.

Really just looking for a simple template to build off of at this point. Any help is much appreciated.
