I'm interested in getting people's perspectives on why more of a focus doesn't go into acquiring properties internationally or in emerging markets. I'm assuming that a fund or a buyer with a fairly high risk tolerance would be interested in the (presumably) higher returns they could get abroad versus in the US. Is it just because it's a more complicated process? Or currency risks? Are the returns just not worth the trouble?
