Investment Sales Real Estate Analyst Exit Opps

Hey WSO,

I just graduated from a state school 2 months ago and received an offer last week for an investment sales team that does around $600M in deals per year. They specialize in commercial offices and are offering me a job as a real estate analyst on their team to help with underwriting and deals. Is $600M in sales per year average for a major market (NY / LA)? Do these teams often have a lot of deal flow and has anyone moved from investment sales analyst to REPE before? I'm very interested in going over to REPE or acquisitions and wanted to see if anyone could share their experience or exit opps.

I moved from investment sales associate to REPE associate. The way you size up an IS team is to take total volume of $600m * average fee (75 bps maybe, depends) / total producer headcount * 50% house split. So if 2 brokers then $1.13m/broker if 3 then $750k/broker (after fees). That is seems pretty solid but not stud level...

I'd ask if you can also participate on the debt/equity side too - learning both tracks will make you a better candidate for principal side, particularly if you can get development and waterfall modeling experience.
