Northwood / GIC / BentallGreenOak / Edge Principal - Real Estate

Currently going through buyside recruitment as a first year IB analyst in a BB coverage team in NYC. Looking at real estate buyside opps and have talked to a few headhunters who work this these firms and more like them. Have seen some info online regarding Northwood, and some regarding GIC (but not their real estate team), so would love to gain any insight on the following for each if anyone has worked or know someone who works at one of these shops:

  1. Culture / WLB and how it compares to MF's like BX (sweaty, IB type hours and culture)
  2. Comp (seems like most name shops in NYC are offering around $150 base + 100%ish bonus based off on-cycle offers)
  3. Upward mobility and growth (are these also just 2-3 years then out associate programs like IB, or do people tend to enjoy the teams and culture and stick around?)


Would love to gain any insights on these shops.

So yeah these places pay you well, work you hard, and do large/complex deals. Northwood was founded by a former Blackstone guy who was there during the early days of Blackstone. Although I believe Northwood has lost some people recently. They're not growing as fast as they used to. GIC practically has unlimited capital (they're singapore's sovereign wealth fund) and they can make any type of real estate related investment out there: CMBS, public securities, entity level investments into private REITs, distressed debt, redevelopment etc. (excludes RE tech). Not familiar with Edge.

There is one caveat though. All of these firms have very stringent requirements for their on-cycle associates. I made it to the final round with one of these firms (can't say which one, had to sign an NDA), and the founder/group head told me straight up that they refuse to hire pencil dicks. He meant this literally. At one point during in the interview, I was pulled aside by a nurse who measured the thickness of my cock, both soft and hard.

So just my advice to you OP, stay away from these firms if you have a thin cock. If you don't meet their cock thickness requirement, you will be escorted out of the building immediately and it's really embarrassing. Everyone will know that the reason you were dinged was because of your pencil dick since you're escorted out by two security guards.
