Gse is 3-3.5. Depends on how complicated your property is and strength of your balance sheet

I’d seen sub 3 a few times. These are for Freddie quotes in NYC. You’d have to get the loan through a company like Greystone then Freddie will purchase. Not sure about rexourse financing
Freddie SBL is insane right now. We were at least 75-100 bps wide of them 🙄🤯
Depends on LTV (really DSCR) - We have seen sub 3 on NYC Multifamily from local savings/community banks, life insurance co's, agency, credit unions, and even some funds on larger core deals
