REPE Case Study Interview

I have final round interviews for an acquisitions analyst position at a PE firm. The majority of the interview will focus on a case study involving a single Senior Housing Facility asset.

I was wondering if anyone has any advice, guidance and/or case studies/models for Senior Housing (ILC, ALR, SNF, CCRC)

I think the question would be to see how it was owned and operated. I don't have any case studies, but I am very familiar with the business operations of senior housing.

Senior Housing is treated either like an Apartment Building, or a Single Tenant Net Lease deal.

I'm going to assume it's not net leased since they are only asking you about one.

The apartment building model would basically have a few different scenarios. If it is large, it will probably have multiple types of care, (units) ranging from houses/townhouses, to advanced memory care (double studios). Additionally, it will probably have a few retail components, like restaurants and stores on campus. If it is small, treat it similar to an apartment building.
