Really? You can't evaluate a one unit residential property?
At the entity level - will be buying completed new portfolios from developers
Have never done one before but I would assume you could just model based off of some occupied % of homes similar to a hotel model. Fixed expenses would be fixed and variable expenses based off that same occ percentage.
All you need to know are your acq costs, monthly carrying costs, and sales prices.
I'm looking and one of these deals now, and while I'd prefer not to share my model I'm happy to answer questions. From a modelling perspective it's really no different than a multifamily deal.
I know you said you wouldn't share you model and it's similar to multifamily. Would say cost no typically associated with multifamily is platting for each lot?
Depends on the jurisdiction, but yes. Platting individual lots is almost always going to be more expensive
I know this thread is old, but what are the property mangement fees for sfr? Are they the same as multi-family? Because I looked online it says for rentals they are 6-12%, but is that for one off and not a portfolio?
its the exact same thing as an apartment... get your occupancy, rents, and expenses and there ya go
Agreed but, depending on the scenario, you should put in higher vacancy rates than multifamily due to the property being a single unit.
People stay in SFH's for 3 years on average vs. 2 years for MF. Vacancy rates are about the same in the long run.
why get into this asset type/pay the same cap rate as multifamily if maint. costs are more difficult to upkeep with 15 boilers and roofs versus 1 as well as vacancy risk? Can bleed money if takes months to find new tenant
