Tracking what your partners/clients are looking to buy

After discussing how people source/track deals across a few threads over the last two weeks (and learning a ton), I made the following observation:

A few people responded favorably to this. So I spent a week's worth of after-hours time and built a simple, mobile-first tool to test this theory out. Hoping curious people will kick this around a bit and chime in with feedback/criticism. The basic notion is that you could use this alongside (not in place of!) your ongoing live chats with industry contacts in various markets.

I think is the smartest group of real estate people anywhere online. Participating in the forum has taught me about a lot of different parts of the business that I never touched while on the brokerage side. I mostly built this to try and return some value -- hopefully it's somewhat relevant!

Made a few updates over the weekend based on feedback:

  • There are now macro targets for broad markets where you want to see everything, and micro targets for narrow markets where you want brokers to keep you top-of-mind. The only required field is region, so you can be extremely broad.
  • There's also now a contacts view that automatically fills up with people whose targets you follow or who follow yours. It's an extremely simple and focused CRM where you don't have to manage contact info or investment criteria.
 

Another update:

You can now also share groups of targets via a single link. The recipient can follow every target in the group with a single click and also view the individual targets. The home page has an example link you can try out.

Common use case is after you finish an intro conversation with a broker in a new market. You might a send a single link that includes your macro markets (with notes about your track record and investment approval process) along with the micro markets (with asset- and/or tenancy-specific notes) that the broker covers.

Hoping some folks will try this out and provide feedback.

 

Another update:

You can now add basic contact info to your account: company name, email, and phone. This is purposefully separate from your login email so that you may tie your account to a personal email. This makes it simple to take all of your followed investment targets with you if you switch jobs.

At this point, the current functionality makes it dead simple to keep people aware of what you're looking for in between live conversations. Please give a shout if there's something missing that you rely on with your current contacts list.

 

Kind of a neat update:

You can now search for people by any combination of target risk profile, property type, location, total deal size, and deal type. To appear in search results, you need an account and you also need to opt-in.

You can try searching right from the landing page without an account.

FWIW, I haven't found any other way to discover contacts like this. If you're a broker, investor, or lender, this tool allows others to proactively become aware of you based on your target markets.
